When applying to rent a property, please complete forms thoroughly and provide all requested documentation promptly to give you the best chance of securing the property. Application fees and holding deposits are non-refundable so please only apply for a property if you have every intention of moving in.

Please note we require sight of original documents. Once checked they will be returned. We will retain a scanned copy of your proof of ID which we will hold on file if your application proceeds.
Application Fees (All figures quoted include VAT)
These are the ONLY fees you will be charged in connection with your application.
Property Holding Deposit
A Holding Deposit of £200 is required to secure the property once your application is successful. This will be used towards your security deposit when you move in. Please note that once paid, the Holding Deposit is non-refundable if you withdraw from renting the property. Please ask for separate guide for full details of how Holding Deposits are used.
We undertake credit checks on all potential tenants. If you have unresolved CCJ’s; or a poor rent and/or credit payment history, you may be unable to rent a property we manage. If you have had payment problems in the past, please bring this to our attention when submitting your application, before we bank any non-refundable fees. Please note we will also speak to your employer and your current landlord for references so please provide their contact details to avoid any delays.
With some applications we will require a guarantor. If this is the case, an additional Guarantor Application Form will be required for the guarantor as we will need to take up references; and an additional fee will apply. It may be that a decision on the need for a guarantor is made during the application process. You will be told immediately if this is the case.
If your landlord agrees to you keeping pets in the property, there may be an additional one-off advance payment to the landlord; an increase in the security deposit payable; or a small increase in the rent due. The amount will depend on circumstances so if you have pets, please contact us for the landlord's view and confirmation of additional costs involved, before you apply for a property.
The Tenancy Deposit
Your deposit will be protected by The Deposit Protection Service (DPS), a Government approved scheme. See www.depositprotection.com for details.
We will meet you at the property to hand over keys. We will test that safety alarms are working in your presence and ask you to sign that you have witnessed this being done. We will provide other documentation relevant to your move-in at this time. We will provide a full inventory of condition for all fixtures and fittings in the property; for you to check, sign and return; if your landlord has requested one. We will advise the local council and utility suppliers of your moving in and supply them with relevant meter readings.
Living in the Property
There are 3 principle expectations of you as a tenant (see tenancy agreement for full details);-
If we are managing the property, we will carry out regular property inspections on the landlord's behalf. This is to ensure the property is being kept to the standards agreed and to assess if there are matters which your landlord needs to take care of. Allowing access for us to carry out these inspections is part of your tenancy agreement.
