To apply to rent a property, please complete forms thoroughly and provide all requested documentation promptly to give you the best chance of securing the property. There are no application fees to pay however, Holding Deposits are non-refundable so please only apply for a property if you have every intention of moving in.

Documentation Required
Please note we require sight of original documents. Once checked they will be returned. We will retain a scanned copy of your proof of ID which we will hold on file if your application proceeds.
Application Procedure
The Holding Deposit
A Holding Deposit is required to secure the property before your application is processed. Please note that once paid, the Holding Deposit is non-refundable if you withdraw from renting the property. Please ask for our more detailed guide for full details of how Holding Deposits are used.
Reference Checks
We undertake credit checks on all potential tenants. If you have unresolved CCJ’s; or a poor rent and/or credit payment history, you may be unable to rent a property we manage. If you have had payment problems in the past, please bring this to our attention when submitting your application, before we bank the Holding Deposit. Please note we will also speak to your employer and your current landlord for references so please provide their contact details to avoid any delays.
Guarantors
We prefer applications to be strong enough to not need a guarantor but with some applications we may require a guarantor. If this is the case, an additional Guarantor Application Form will be required for the guarantor as we will need to take up references. It may be that a decision on the need for a guarantor is made during the application process. You will be told immediately if this is the case.
The Tenancy Deposit
Your Security Deposit will be protected by The Deposit Protection Service (DPS), a Government approved scheme. See www.depositprotection.com for details.
Moving in
We or your Landlord will meet you at the property to hand over keys. Safety alarms will be tested as working in your presence. We will provide other documentation legally required and relevant to your move-in at this time. You will be provided a full inventory of condition for all fixtures and fittings in the property if your landlord has requested one. Local council and utility suppliers will be advised of your moving in and they will be supplied with relevant meter readings.
Living in the Property
There are 3 principle expectations of you as a tenant (see tenancy agreement for full details);-
If we are managing the property, we will carry out regular property inspections on the landlord's behalf. This is to ensure the property is being kept to the standards agreed and to assess if there are matters which your landlord needs to take care of. Allowing access for us to carry out these inspections is part of your tenancy agreement.
